This unique Queenstown bed and breakfast provides a feeling of warmth and relaxation. A restful theme flows through the bedrooms into the dining room and sitting room with its library, both opening to a sunny courtyard surrounded by cottage gardens.

All our rooms have spectacular lake and mountain views. On arrival at our Queenstown bed and breakfast, you will be welcomed with refreshments. Once you have settled in, relax in the courtyard garden, or take in the lake and mountain views from the sun deck. In winter there is a roaring log fire awaiting your return from a day's skiing or sightseeing.

We serve a generous continental breakfast, including freshly baked croissants and Danish pastries, fresh fruit salad, yogurt, cereals and homemade bread with tea and freshly percolated coffee.

Larch Hill Bed & Breakfast and Homestay is a superb bed and breakfast accommodation in Queenstown, New Zealand. It is built on an elevated site overlooking the blue waters of Lake Wakatipu, surrounded by spectacular mountains which are snow capped in winter. Our warm, comfortable bed and breakfast is only a three-minute drive from the center of Queenstown and is within walking distance of the lake. Public transport passes our street regularly.

The available excursions range from leisure outings, nature experiences, fun sports, Lord of the Rings film location tours and also the more adrenaline-packed adventures.

We are very easy to find - just follow these simple instructions and check out the map below:

* Driving for 2.5km on highway 6A from Frankton towards Queenstown, you see Sherwood Manor and Gold Ridge Hotel on your right.
* In front of Sherwood Manor are four old horse wagons.
* Turn right into Goldfield Heights. The second turn left up the hill is Panners Way.
* Once in Panners Way, take the access way on your left with our sign on the corner (half way down Panners Way on the left).
* Larch Hill Homestay is No.16 at the end of the access way.
* As we have dual street access, guests staying in our apartment or twin room (Room 3) may also find us at the end of Larch Hill Place (last driveway on the right).
